Říčany – Family house

The family house is situated at the periphery of the centre of Říčany. The easily accessible site is within a development of family houses, and a new development of residential buildings is also located nearby. The two-storey house without a cellar has a flat roof and an approximately rectangular floor plan of 11.9 x 16.8 m. The family house also has a one-story garage with dimensions of 6.3 x 9.0 m. Entrance to the plot and the garage is from the public road on the southeast side. Located on the ground floor of the family house are the living room, kitchen, guest room, TV room, utility room, hallway, foyer, closets, WC, garage and storage room. Bedrooms, children’s rooms, closets, hallways, a spa, sauna, bathrooms and boiler room are located on the upper floor. The floors are connected by a double staircase. Natural daylight through windows and glazed facades is supplemented by spot lights. The house and garage are equipped with centralised radiant floor heating, with thermal energy provided by a heat pump. The perimeter and central load-bearing masonry is designed from ceramic bricks combined with steel columns. Part of the exterior cladding of the house is a glazed facade system. The perimeter masonry of the garage and part of the upper floor is designed using architectural concrete with a clear sealant. The horizontal load-bearing structure of the house and garage is exposed monolithic reinforced concrete. Flooring is solid wood and stone tiling. Photo: Iveta Kopicová
